Importance of Home Inspection Checklist:

A home inspection checklist is essentially a checklist that contains items to check and confirm. With newly painted walls and freshly polished wooden floor, a home might look flawless but the real problems start to immerge after you move in. once you start living in a house, soon you will find that there are cracks in the foundation, plumbing doesn’t work in one of the bathrooms and there is water leakage in the basement under the water heater.

These and many other elements are enlisted on a home inspection checklist and buyers can use this checklist to check and inspect each item before confirming purchase. Not only that a home inspection checklist helps buyers see the true condition of a home but it can also help them estimate nearly exact value of the property.

For instance, if the inspection report shows that there is major damage to the foundation or the electrical wiring is outdated and needs to be replaced, once the family moves in, they will need to pay for the repair work and it’s going to cost money. If the buyer is already aware of the damages and additional repair work required, they can easily discuss the problems with the seller and negotiate on the price.

Guidelines for Preparing Home Inspection Checklist:

  1. Description of the Property:
The home inspection checklist starts with complete details of the property. This part should include the type of property i.e. suburban house, apartment or a condo, the address of the property, name of the owner and the last date when the property was inspected.
  2. Name of the Inspector:
Although it’s better to leave the inspection to a professional and hire an inspector for this task but with an inspection checklist, individuals can also inspect a property. If an inspector will handle the inspection, his name should be written on the inspection form along with the date when he conducted the inspection.
  3. Purpose of Inspection:
Then there is the portion that specifies the purpose of the inspection. There can be couple of reasons for conducting a home inspection. For instance, you want to sell your house but first you need to check how much value it has so you know exactly how much money to ask for. Then there is the reason of buying a house and conducting the inspection to check for damages and repairs to estimate exact value of the house. Another common scenario for inspecting a home is to check for damages and make the repairs before the problem gets out of hands. Whatever the reason is, it should be mentioned on the inspection form.
  4. Key Categories of Inspection:
Once above sections are completed, here comes the main portion of the inspection form; actual checklist and main categories to inspect. This includes; basement, foundation, electrical wiring, plumbing, floor, roof, attic, home appliances, sanitation and drainage system and paint work both inside and outside of the house. The inspector will start with each category and the item he inspects will be crossed off of the list.
  5. Necessary Repairs:
Once the inspection is completed, the inspector needs to enlist all the damages and repairs required. For instance, if the inspector found cracks in the foundation or garage door having problems while opening, he will mention it in the inspection report along with the approximate cost of repair.
  6. Estimated Value of Property:
After adding all the damages and repair works and their cost, the inspector is required to put approximate value of the house. Keep in mind that this evaluation should be unbiased and there shouldn’t be any influence from the seller or buyer on the inspector.
